Buying or Selling a Home in the District Service Area

Selling

If you are selling a home within the Bear Valley Water District service area, it is the owner’s option to perform a sewer pressure test or other inspection or evaluation of the existing sewer lateral prior to the close of escrow.

BVWD will perform a video inspection of private laterals for a cost of $225 ($200 for the inspection plus $25 for the certificate). Please note that the cost listed above does not include the cost of a plumber if you seek additional evaluation of the line.

The name on the property is not changed until escrow closes and the Grant Deed has been received by the District from the title company.

Buying

If you are purchasing a home or condo within BVWD’s service area, sewer services are not interrupted upon a change of ownership.  When buying a home, it is the buyer’s option to perform a sewer pressure test or other inspection or evaluation of the existing sewer lateral prior to the close of escrow.

The new owner’s name is ONLY put on the property once the Grant Deed has been received by the District from the title company handling the transaction. If using an out of town escrow company, make sure they are aware of this.

All new property owners are welcomed to the District with a complete New Customer packet explaining the District’s billing policies as well as other valuable information.

While the Bear Valley Water District provides sewer service to all properties in our service area, note that there is also a private water company, the Lake Alpine Water Company, that may serve the property.
